With a practical background in property maintenance and the support of a small group of homeowners, the company took on its first developments in Hertfordshire and London.

Carringtons acts as the managing agent for residential developments, taking care of the day-to-day operations on behalf of the freeholder or residents’ management company. Our role includes overseeing finances (such as service charge budgets and paying contractor invoices), organising maintenance and repairs, ensuring legal compliance and handling communication with residents.

While we manage the operational side, key decisions remain with our clients. We provide regular updates, clear reporting and full transparency—so directors stay informed, in control and supported every step of the way.

Does Carringtons offer an out-of-hours emergency service?2025-06-04T12:12:13+00:00

We do offer an optional out-of-hours service, for a low annual fee of approximately £6.00 per property.

Our clients are able to decide, based on their own unique circumstances and needs, if an out-of-hours service would be a necessary expense for their development.

Below is an overview of our standard block management services, which may vary depending on the terms of our appointment.

Financial Services:
– Develop an annual budget for service charges in line with the lease terms.
– Issue regular invoices and manage the collection of service charges and ground rent, including our management fees.
– Provide periodic reports on income, expenditure, and cash flow, as and when requested by directors.
– Co-ordinate the preparation of draft accounts by an independent accountant.
– Create a reserve fund plan for cyclical maintenance as per lease requirements.
– Handle weekly/monthly invoice payments.
– Manage arrears collection.
– Facilitate expert advice on block insurance and other relevant coverage from independent brokers.

Resident Relations:
– Address routine enquiries from homeowners, leaseholders and residents.
– Respond to solicitors’ and leaseholders’ queries regarding assignments and licences.
– Attend general meetings of homeowners and leaseholders, as agreed with the client.
– Administer insurance claims, if acting as the client’s company secretary.

Repair and Maintenance Management:
– Conduct regular site inspections and contractor meetings as per client agreement.
– Ensure compliance with risk management, fire safety, and health and safety standards.
– Promptly manage day-to-day repairs and maintenance.
– Develop maintenance plans and contracts for plant and machinery.
– Advise on major contract work and engage specialist professionals and contractors when needed.

Lease Compliance:
– Ensure adherence to lease terms and policies agreed with the Board of Directors, and instruct solicitors on breaches if necessary, with the freeholder’s authorisation.

Landlord and Tenant Advice:
– Provide guidance on residential landlord and tenant procedures, including relevant statutes and practices.

Client Support:
– Deliver status reports on agreed financial, maintenance, and legal matters.

Carringtons holds full accreditations from the Association of Residential Managing Agents and the Good Business Charter. We are also partnered with the London Fire Brigade under the UK Government’s ‘Primary Authority’ scheme, and support our staff in achieving accreditation with the Institute of Residential Property Management. Additionally, we are an accredited Living Wage employer.

In the first instance, we would recommend that you download a copy of your property’s title register directly from the Land Registry. This document will tell you exactly how long you have left on your lease, and each document should cost approximately £3.00.

Founded in 2006, Carringtons was born out of a desire to fix what wasn’t working in property management. The industry was dominated by a handful of large agents, impersonal, slow to respond, and often disconnected from the developments they were meant to support.

We set out to do things differently.
